SELF-EMPLOYED AND APPLYING FOR A MORTGAGE? SA302s & TAX YEAR OVERVIEWS EXPLAINED

If you work for yourself, applying for a mortgage can feel like the rules are different for you. In a way, they are, but only when it comes to proving your income. Plenty of people across Scotland & the UK run their own business, work as a contractor or pick up freelance work, and just as many own their own homes. The mortgage is every bit as available to you; it is the paperwork that looks a little different.

Two documents come up again and again for self-employed applicants: your SA302 and your Tax Year Overview. They sound technical, but both are straightforward once you know what they are and where to find them. Here’s the plain English version.

WHAT IS AN SA302

Your SA302, sometimes called a tax calculation, is an official document from HMRC. It sets out all the income you declared for a single tax year, from self-employment, employment, property, dividends and so on, and shows how much tax was due on it.

If you were employed, your payslips and P60 would do this job. When you work for yourself, the SA302 is the equivalent. It is HMRC’s summary of what you earned and what you owe.

WHAT IS A TAX YEAR OVERVIEW

Your Tax Year Overview is also from HMRC, and it works alongside the SA302. Rather than breaking down your income, it confirms that your tax return for that year was actually submitted, and shows the tax due, what you have paid and anything still outstanding.

Think of it as HMRC’s receipt. It proves the figures were genuinely filed and that your tax position adds up.

SO WHAT IS THE DIFFERENCE

This is the part that trips people up, because the two are easy to mix up. The simplest way to remember it:

  • The SA302 shows the detail, what you earned and the tax calculated on it.
  • The Tax Year Overview confirms it, that those figures were genuinely submitted to HMRC and the tax has been accounted for.

One shows the numbers, the other proves the numbers are real. That is why lenders almost always ask for both, covering the same tax years.

WHY DO MORTGAGE LENDERS NEED THEM

Self certified mortgages, where you told the lender what you earned without having to prove it started disappearing after the 2008 financial crash and were officially banned in 2014. So lenders can no longer simply take your word for your income. They need independent proof and HMRC is about as independent as it gets.

For a self-employed applicant, your SA302 and Tax Year Overview are that proof. A lender uses them to see your real, declared income and to work out what you can comfortably afford to borrow. Most lenders want the last two or three years, so they can see a steady picture rather than one unusually good or unusually quiet year.

HOW TO GET YOUR SA302 AND TAX YEAR OVERVIEW FROM HMRC

The good news is that both documents are free, and you can usually get them yourself in a few minutes.

If you file your own Self Assessment online:

  1. Log in to your HMRC online account using your Government Gateway details.
  2. Go to Self Assessment, then to the section for more details about your returns and payments.
  3. From there you can view and print both your tax calculation (SA302) and your Tax Year Overview for the years you need.

If you or your accountant use commercial software:

Your SA302 prints from the software itself rather than the HMRC website, where it may be labelled something like “tax computation”. Your Tax Year Overview still comes from your HMRC online account. If your accountant files your return for you, they can usually produce both, and certify them if a lender asks.

A few things worth knowing:

  • You can get documents for the last four tax years online.
  • You cannot print them until 72 hours after you have submitted that year’s return.
  • Not every lender accepts copies you have printed yourself. HMRC keeps a list of those that do, which you can find here:
  • The documents only exist once the relevant tax return has been filed, so it is worth getting your returns in well before you apply.
